Compensation
BT Wayleave Payments
If you have telephone cables on your land, you could
be eligible for B.T. wayleave payments. B.T. now accept that wayleave
payments are due to landowners who have cables on their ground servicing
third parties. The most usual case is where a cottage or farmhouse has
been sold off but the cable serving the property is still on your land.
If the cable runs along the verge of a public road no payment is due.
We have a member of staff specialising in identifying and formulating
these claims. If you think you have a claim please contact
us by phone or email and we'll be happy to discuss it further. You
will need to give us a copy of your IACS map to confirm ownership.
Lots of Free Advice on Mobile Phone Masts
The recently well publicised round of multi billon pound licence sales for mobile communication frequencies is an indication of the huge growth in the telecoms market. The mast site operators are seeking to maximise coverage to beat the expected introduction of new planning restrictions. Most landowners find the rents or capitalised prices very lucrative for a small area of land, particularly in these hard pressed times for farmers.Although the terms offered may appear to be very attractive, it is a potential minefield where the owners can lose out considerably if proper terms are not agreed.
Our specialist areas of expertise includes:
- Lease negotiations on new sites.
- Rent reviews on existing sites.
- Sale of existing sites.
- Site sharing negotiations.
- Renegotiation of existing terms to accommodate 3G technology.
Carefully negotiated terms need cost the landowner nothing, as our professional fees will be met by the mast operators
