A block of 110.3 acres (44.7 hectares) of predominately south-east facing land, including approximately 97.0 acres of arable land, 11.9 acres of permanent grassland, 1.3 acres of woodland and 0.10 acres of other land. The land is all classified as less favoured area.   With the A97 adjoining the east side of this land and the road to Tillyminate adjoining its north-west side, the land is easily accessible. A stone track, serving the house and cattle court, also runs through it. The land rises from 150 metres ASL at the A97 to 225 metres ASL adjoining the Tillyminate road. The majority has a Foundland Association, freely drained soil, apart from a strip alongside the A97 which has a Gartly Association free draining soil.
