Seasonal Grass Lets

Aberdeen & Northern Marts have had a long standing reputation as leading auctioneers of grass lets across the North and North East of Scotland.

The Auction mechanism has proved to be a vital tool in establishing true market demand for the wide range and varied quality of grazings available.

Last year we handled a total of 10,000 acres of grass, providing a comprehensive service to a wide range of buyers and sellers, many of whom have specific requirements.

We have released new conditions of sale for seasonal grazing lets, due to the requirements of the new Single Farm Payment scheme, in particular the ten-month occupancy rule.

Under the Single Farm Payment scheme, claims must be supported by the necessary area of land for a period of ten months and our conditions spell out the arrangements between the landlord and tenant to meet the requirements of the scheme. We have options to cover whether the owner or grazier is the person using the land to support a Single Farm Payment claim.

The conditions also provide appropriate warranties for the landlord and tenant to protect their respective positions, and define who is responsible for maintaining land in Good Agricultural and Environmental Condition (GAEC) and meeting the Statutory Management Requirements.

One of the requirements for any applicant to the scheme is a single start date for all let land. To accommodate this, under Aberdeen & Northern Marts’ conditions, the date of entry can be the sale date, but the start date for the ten month period will be April 30th.

SEERAD has recently announced the future possibility of two start dates, but farmers are currently advised to plan on a single date basis for this year.

We have worked closely with SEERAD and the Institute of Auctioneers & Appraisers in Scotland to provide a framework where the normal practice of summer cattle grazing and winter sheep grazing could both be accommodated.

We now have a set of conditions with various options available to the person letting the grazing and lets will be able go ahead in the traditional spring period, enabling judgements about the quality of the sward to be made within traditional timeframes. The new conditions also encompass all the traditional elements of seasonal grazing lets including categories of stock to be grazed, mowing options and supervision.
